Design for a second floor master bedroom suite and bathroom , as follows: (+/- 800 SF)

1. A Large bedroom suite to include tray ceiling , closets, lighting

2. A master bathroom to include a Jacuzzi tub, shower, toilet and two (2) sinks.

3. A studio guest room to be accessible to stair access to second floor and foyer.

4. Unique design for private side driveway for (2) cars with privacy fence along property line separation from adjacent property

5. Design of back storage room and patio columns “Arched” facade

6. Redesign of first floor (2) bedrooms and bathroom

7. Remove all interior 4 feet stone walls and open kitchen wall to living room

· Pile design composed of 10x10" precast concrete w/4#6 bars driven to refusal (17 tons)

9. Designed an entrance to include a unique design including columns and glass windows for sufficient natural light.

10. Designed a floor system for second story along with wind load calculations and bending moment.

11. Electrical design to include upgrading existing panel schedule, riser diagram and circuits calculation

12. Existing kitchen redesigned to the back space allowing a dining area

13. Removed existing storage shed and antenna from side of house
